Privacy
Short version: if you fill out the form, it comes to me and goes into my client system. If you don’t, I almost certainly don’t know who you are. I don’t sell anything to anyone.
I get your name, your email, your phone number if you gave one, and what you wrote. It lands in two places: Netlify, which hosts this website, and Follow Up Boss, which is the system I use to keep track of the people I’m working with. I read it myself. It is not a call center and it is not a shared lead pool.
There is a piece of code on every page here from Follow Up Boss. It records which pages get viewed. It can only attach those page views to a name if you have already given me your email address through the form, or if you arrived by clicking a link in an email or text I sent you. If neither of those is true, the visit is anonymous to me — I cannot look up who you are, and no product I use will tell me.
Why I run it at all: if you’ve told me you’re weighing Bellaire against The Heights and then you read the Bellaire page four times, that’s worth a phone call. That is the whole use.
Netlify keeps server logs, which include your IP address, your browser, and the pages requested. The headline typeface loads from Google Fonts, which means Google’s servers see your IP address when the page loads. This site stores exactly one thing in your browser: a note of whether you picked English or Spanish, so it remembers next time. That one is not tracking and it never leaves your device.
The booking button goes to Calendly. The home searches go to HAR.com. Those are their companies and their privacy policies, not mine.
I don’t sell, rent, or trade your information. I don’t put you on a mailing list you didn’t ask to be on. I don’t hand your details to lenders, title companies, or anyone else unless you ask me to connect you.
Contact records stay as long as we have a reason to be in touch, and transaction records stay as long as Texas real estate rules require me to keep them. Ask me to delete you and I will, except for anything a closed transaction legally requires me to retain.
Email me at oscar_mv1@kw.com and I’ll tell you what I have on you, correct it, or delete it. No form to fill out. If you’d rather the pixel never see you at all, any normal tracker blocker stops it, and so does declining to fill out the form.
This is a real estate site for adults. I don’t knowingly collect anything from anyone under 13.
If I add anything that collects more than what’s described here, I’ll change this page and move the date at the bottom.

En corto: si llenas el formulario, me llega a mí y entra a mi sistema de clientes. Si no lo llenas, casi con certeza no sé quién eres. No le vendo nada a nadie.
Recibo tu nombre, tu correo, tu teléfono si lo pusiste, y lo que escribiste. Llega a dos lugares: Netlify, que aloja este sitio, y Follow Up Boss, el sistema con el que llevo a las personas con las que estoy trabajando. Yo lo leo. No es un call center y no es una bolsa de contactos compartida.
En cada página hay un código de Follow Up Boss. Registra qué páginas se ven. Solo puede ligar esas vistas a un nombre si ya me diste tu correo por el formulario, o si llegaste dando clic en un correo o mensaje que yo te mandé. Si no pasa ninguna de las dos, la visita es anónima para mí — no puedo averiguar quién eres, y ninguna herramienta que uso me lo dice.
Por qué lo uso: si me dijiste que estás comparando Bellaire con The Heights y luego lees la página de Bellaire cuatro veces, eso amerita una llamada. Para eso sirve, y para nada más.
Netlify guarda registros de servidor, que incluyen tu dirección IP, tu navegador y las páginas que pediste. La tipografía de los títulos carga desde Google Fonts, lo que significa que los servidores de Google ven tu IP cuando abre la página. Este sitio guarda exactamente una cosa en tu navegador: si elegiste inglés o español, para recordarlo la próxima vez. Eso no es seguimiento y nunca sale de tu dispositivo.
El botón de agendar va a Calendly. Las búsquedas de casas van a HAR.com. Esas son sus empresas y sus avisos de privacidad, no los míos.
No vendo, no rento ni intercambio tu información. No te pongo en una lista de correos que no pediste. No le paso tus datos a prestamistas, títulos ni a nadie más, a menos que tú me pidas que te conecte.
Los registros de contacto se quedan mientras tengamos razón de estar en contacto, y los de transacciones mientras las reglas de bienes raíces de Texas me obliguen a conservarlos. Pídeme que te borre y lo hago, salvo lo que una transacción cerrada me exija legalmente guardar.
Escríbeme a oscar_mv1@kw.com y te digo qué tengo de ti, lo corrijo, o lo borro. Sin formularios. Y si prefieres que el píxel no te vea nunca, cualquier bloqueador de rastreo normal lo detiene, igual que no llenar el formulario.
Este es un sitio de bienes raíces para adultos. No recojo a sabiendas información de menores de 13 años.
