Nine areas. These are the ones I actually work, not a list of every neighborhood in Houston.
Each one trades something away. The ones close enough to walk or take one train cost more per square foot; the ones that give you the most house put thirty to forty-five minutes of Houston traffic between you and the Medical Center. There is no area that wins on everything, and anybody who tells you there is has not driven it at 6am.
| Area | To the TMC | Median | What it is |
|---|---|---|---|
| Texas Medical Center | Walk / one train | see note | Dense and walkable, METRORail at the door. Townhomes and condos rather than single-family. |
| Bellaire | 10–15 min | $1.2M–$1.5M HAR/Redfin, Jun 2026 | Tree-lined inner-loop streets, walkable retail, older homes alongside new builds. |
| The Heights | 15–20 min | $675K–$775K HAR/Redfin, May 2026 | Historic blocks, breweries, parks. Historic homes and new townhomes side by side. |
| Meyerland | 10–15 min | $475K list HAR, Jan–Jul 2026 | Just outside the loop. Averaged 16 days to sell over that period. |
| Inside the 610 Loop | 10–20 min | see note | Museum District, Hermann Park, Montrose, Midtown. Walk Scores of 72–87 in Montrose and Midtown. |
| Sugar Land | 25–45 min | $360K list HAR, Jan–Jul 2026 | Fort Bend County. Master-planned neighborhoods, newer construction, a retail and restaurant core at Town Square. |
| Friendswood | 30–45 min | $464K–$569K Zillow/Redfin, Aug 2026 | Parks and trails, established streets next to newer builds. |
| Webster | 30–40 min | ~$411K Zillow, Aug 2026 | NASA and Clear Lake employment, newer construction, the most house per dollar on this list. |
| League City | 30–45 min | $380K–$413K HAR, Jun 2026 | Master-planned, trails, newer construction, NASA-adjacent. |
Why two rows say "see note": the Medical Center itself and the inner loop generally are condo and townhome markets. A single-family median there would compare two different products and tell you nothing useful. For those two I price the specific building or block, because that is the only number that means anything.
The commute number that actually matters
Everybody shops the rush-hour drive. If you take call, the drive that decides whether you like your life is the 3am one and the one coming home at the end of a 28-hour stretch. Those are different roads than the ones you tested on a Saturday showing.
So when we narrow it down, drive it at the hours you will actually be driving it. I will tell you to do this even when it costs me a weekend.
Flooding, before you ask
This comes up in every single relocation conversation and almost no listing addresses it. I check the flood history on the specific property, the current maps, and the elevation and drainage on that street — early, not after you have fallen for a house.
— Victoria, first-time buyer, new construction
Schools
I will tell you the district and the campus a house is zoned to, and where to find the state's own information on it. I do not rank schools or tell you which ones are good — that is your call to make about your own household, and it is not mine to steer.
What is getting built next
I spent eight years with a land and subdivision developer before I sold my first house. I have watched neighborhoods get drawn on paper before a slab existed. So when you ask what is going up on the empty tract behind a house you like, or what phase of a new section you are buying into, that is a question I can usually answer from the plat rather than from a guess.
How I would narrow this down with you
Start with the commute you will tolerate at your worst hour, then the product type, then the number. Most people do it in the opposite order and end up with a house that is fine and a drive they hate.
Nueve zonas.
| Bellaire | 10–15 min | $1.2M–$1.5M HAR/Redfin, jun 2026 | Calles arboladas dentro del loop, comercio caminable, casas antiguas junto a obra nueva. |
| The Heights | 15–20 min | $675K–$775K HAR/Redfin, may 2026 | Cuadras históricas, cervecerías, parques. Casas históricas y townhomes nuevos lado a lado. |
| Meyerland | 10–15 min | $475K lista HAR, ene–jul 2026 | Justo afuera del loop. Promedió 16 días para vender en ese periodo. |
| Dentro del 610 Loop | 10–20 min | ver nota | Museum District, Hermann Park, Montrose, Midtown. Walk Scores de 72–87 en Montrose y Midtown. |
— Victoria, primera compra, obra nueva
Escuelas
